Effingham County is seeking a competent design-build team to renovate 2 existing residential structures for office use, demolition of a residential structure, and construction of a parking lot to service one of the renovated offices. The sites include 902 and 904 N. Pine St. and 204 Early St., Springfield, GA 31329 and 101 E. Tenth St., Rincon, GA 31326.
902 S. Pine St. - Services include:

Mold remediation - The contractor will bid a lump sum to determine the clean up plan and submit for approval. An estimate of clean up disposal costs will be part of the plan. The quantity for clean up disposal will then be added to the project by change order.
Meeting with Probation staff to determine needs and review concepts
Prepare remodeling concepts and permit drawings
Obtain necessary permits. The County will pay all permit fees directly.

The contractor will prepare a bid form using bid items, unit price, and quantity estimate to determine a maximum fee not to exceed. Monthly billing will be based on quantity complete and supported with a summary of work completed in the timeframe.
Project reporting shall be bi-weekly to the County's Project manager. Reporting will include summary of work complete, next steps, and revised schedules as needed.
